How much commission is payable to purchase new private property and resale private property?

For purchase of new private property direct from developer — No commission is payable by buyer as this is payable by the developer to us.  For purchase of resale private property. No commission is payable by buyer as agents representing seller and buyer will split co-broke commission for successful transaction.

How does the property purchasing journey work?

Prior to appointing us as buyer’s agent to represent buyer to source and eventually purchase either new or resale private property, we recommend an initial consultation with the buyer, which is highly encouraged to understand buyer’s needs and expectations.

Through this initial consultation approach, buyers can expect recommendations of shortlisted private new/resale properties for their consideration.

As buyer’s agent, we will facilitate the viewing process, including making prior arrangements to secure viewing of private resale property with the seller's agent.

For purchase of new private property, we will secure an appointment for Showflat viewing for various new launches — The viewing of Showflat is especially important for buyers, as it will assist them in their evaluation if they eventually decide to only consider new private property.

The reason being new launches by developers occur throughout the year, and each new launch has its advantages and disadvantages. With our in-house expertise, we are able to provide factual information and analysis that will assist buyers with their decision making. But more often than not, buyers' decisions to buy new launch property are due to unique circumstances such as preference for certain locations, proximity to mode of transportation, such as MRT or even near popular schools.

Once the buyer determines their preferred property, we will guide the buyer on the paperwork involved, including connecting the buyer with their preferred lawyer firm and bank for discussion in relation to conveyancing and mortgage loan respectively.

How does the property selling journey work?

We work with sellers for the listing of their property on exclusive arrangement for a minimum of 3 months.

We will showcase the seller’s property with the cutting-edge technology of a virtual tour at no upfront cost to the seller and we foresee marketing the seller’s property through both external and internal marketing channels to gain exposure to target audiences.

Our commission for marketing and handling the eventual sale of the seller’s property ranges from 2% - 2.5%. We offer a preferential commission charge for sellers if they have multiple engagements with us for real estate services — buy, sell and rent. Nonetheless, we’re always open to discussion in relation to our marketing strategy and commission.

How does the property renting journey work?

We work with landlords to source potential tenants for their property on exclusive arrangement. Our commission is one month for one year or two years tenancy.
